Land Registry Question

Why do we have to register land and or property with land registry?

I mean do we just lease it. Is lease linked to land? Don't know.

Land registration overtook conveyances. Prior to land registration one would convey property to another with a deed and sometimes with a seal. One was to hold the title deeds to a property. This was all done away with on the introduction of land registry.

Much land in england and wales is still not registered. Also, registering land does not guarantee title. Eg land you think is registered in your name is actually your ALL CAPS NAME. They will not allow you to register it in lower case. I believe this is for bank charge reasons. If you have a mortgage then you have given a power if attorney over to the bank and they become your ALL CAPS NAME in all surrepticious dealings. I have seen a county court judge say this in court. The legal name on the land registry document was the bank ond not the person standing in court whose actual name was on the land registry for that property.

I woukd ordinarily not have a beef about this except for the fact that this is kept secret from jo public.
