Hi my flat is leaking yet I still have a service charge to pay I want to send a letter stating unless the problem is fixed I don’t see why I should pay can anyone help me do anything official like thank you

Presuming they are liable for the repairs. I would send a letter informing
them of the leak ,you could send an email,but its vital you also send a hard
copy via Royal Mail signed for. Put them on notice that they have now been
made aware of the leak you will hold them responsable for any and all damage
caused by the leak.

I emailed and asked for correspondence address and this time have a reply not got an address yet but they want to see for themselves which is fine so they are acting on it now

You said you still have a charge to pay.I would put that on hold .
Do you have a residents group ? Check with the other residents as you are
going to need a new management company.

You need to hide your address on that doc.
Looks like you need to contact the insurers, However if the leak is from
the roof ,it looks like they may have a get-out clause.

There are many people with greater problems living on top floor going to get all information and send to this sh*t company and see what we all can do

Its called profit and scarper.
Dissolve the old company at the first sign of trouble after asset stripping it.
Leave with the profits and set up new companies using the same people and trades.

Is it a new build? if so it should have a 25 year warranty underwritten by NHBA.

Hi mate yes this is a new build with insurance for this works so if I can get enough people in the block to complain they will have to use the insurance to do the repairs

Do you know what type of roof it is because on a new build it will be covered by the contractor and the manufacturer of the materials so ideally you need the roofing type which I assume would be a membrane which carries a 30 year guarantee and if was installed incorrectly it is the installer, so contact the NHBA first as they insure it and they will start the ball rolling.
We have a roofing division and we use a variety of materials from many manufacu=turers and it is a standard 30 year guarantee and they all have approved installation methods and hot welded seams must have a 50mm overlap and be hot welded which is basically a hot air gun with flat nozzle and a roller to roll the joint. Every manufacturer has approved contractors and if a nn approved contractor has appied it you have them, slam dunk case; if they are an approved installer and made a couple of mistakes then fine but it there are many installation mistakes they will remove them from their list of approved installers.

Clause 1 on the insurance, appears to start 0-2-23. Do you also have the
previous years ins certificate ?
As you know insurance co's will do all they can not to pay out,so the chances are
if you claimed they will say its a preexisting issue.

It looks to me that the way forward will be to get independent assesments
as to the instalation of the roof covering.
If any instalation on the roof occured after it was finished (anything that
peirced  the membrane) will void any warranty.
