Dealing with house deeds as a Man?
Hi all,
Buying a house no mortgage so will getting house deeds due to conveyancing shortly what would be the best way to deal with these as I really don't want to sign them as the person (legal fiction crown copyright)? As from my understanding this in reality just transfers the property to the crown (regis)ter
I have also heard of getting the property's latitude and longitude then claiming this as my right to shelter?
Thanks in advance

Re: Dealing with house deeds as a Man?
I'm assuming you're in the UK, if so then is the property already registered at the Land Registry? It's possible that it's still unregistered if the previous owner bought it a while ago and hasn't changed mortgage or done any of the other things that would trigger first registration.
You can check on the Land Registry, if unregistered it will show "No information available"

Re: Dealing with house deeds as a Man?
It is in Northern Ireland so Land registry not applicable.
If I let the solicitors over see the money exchange can I just claim a right for shelter (as at that point no one else will/can claim it) by using the longitude and latitude coordinates putting a sign up on the land to that effect and sending a letter to the relevant authority (and maybe posting it in a local newspaper)?

Re: Dealing with house deeds as a Man?
Northern Ireland has its own separate Land Registry, the details and terminology are different but the principles are the same. If the property is already registered then the registry will show the previous owner as proprietor, and you probably wouldn't want that to remain.

Re: Dealing with house deeds as a Man?
I would rather not register under the legal fiction crown copyrighted name. Any suggestions on how to do this correctly?

Re: Dealing with house deeds as a Man?
First thing is to find out if it is already registered. This will determine what options might be available to you.

Re: Dealing with house deeds as a Man?
Registered or not I dont think it matters as Universal law trumps anything regis to the crown after all the people originally put them into place to make our lives easier (for organizing our affairs) but they have betrayed Us all with their illegal defacto goverments!
I am thing of just placing the coordinates on the record

Re: Dealing with house deeds as a Man?
It matters because if the land is registered the proprietor on the register has his absolute right to the property guaranteed by the state. So if it's registered to the existing owner and you do nothing about it then his rights would be hanging over you for ever, taking precedence over yours. It would be just asking for some sort of land fraud against you - except it wouldn't be seen as fraud as he would still be the legal owner. Nothing you put "on record" anywhere else is going to trump the register.

Re: Dealing with house deeds as a Man?
an update just got this back from solicitors extract below also there is a leasehold indenture on the land (i have a copy of the indenture):
"The property is registered in the Registry of Deeds and so will be subject to first registration in the Land Registry. The property is leasehold and is subject to a 8900 year Lease . We enclose copy of the Lease and would be obliged if you would confirm that the map attached correctly shows the property which you intend to purchase."

Re: Dealing with house deeds as a Man?
Is your solicitor prepared to go ahead without registering the property? I can see it being leasehold as possibly being an issue, with the Freeholder being another interested party.

Re: Dealing with house deeds as a Man?
They have quoted a Land Registry fee.
Two months into the sale and they send Us the info that its a Leasehold (I have checked all prior paperwork and its not mentioned), I would never have offered on it in the first place had I Known this

Could you inform them that you will only purchase if granted freehold title?

Re: Dealing with house deeds as a Man?
just asked that Dave thanks, apparently We can buy the Freehold Title out only after purchase.
Also it has never been sold for cash before (it has passed down through family only)that is the reason it is not registered on land reg

Thats good ,its a step foreward , Be sure to get a written agreement regarding
sale of freehold before you exchange especially the price.

Re: Dealing with house deeds as a Man?
That's a pretty big omission, in other parts of the UK something like that cropping up only during conveyancing would certainly allow you to cancel. At what stage does the sale become final in NI? If you can buy out the Freehold once you're the owner, why can't the existing owner do so right now? I'd be suspicious of this, unless the seller is also the Freeholder then how can he make a commitment on their behalf?toolapcblack wrote:Two months into the sale and they send Us the info that its a Leasehold (I have checked all prior paperwork and its not mentioned), I would never have offered on it in the first place had I Known this
